Sandy Springs seeking city center developer

During Tuesday’s Sandy Springs City Council meeting at City Hall, the council reviewed guidelines prepared by the city’s staff in preparation of issuance of a draft request for qualifications (RFQ) for a master developer for the city’s downtown area (city center), it announced Wednesday in a news release.

Sandy Springs is searching for a development partner with the experience, financial capacity and long-term commitment necessary to lead development efforts surrounding the 14-acre block bounded by Johnson Ferry Road to the north, Roswell Road to the east, Mount Vernon Highway to the south, and Sandy Springs Circle to the west. The project is expected to cost at least $100 million and take several years to complete.

“We have said from the beginning that development of the city’s downtown would be a public-private partnership, and bringing in a master developer is the first step in that process. This developer will not only help us plan and design our master block, but also provide assistance in adding programming and services to enhance community activity on the site,” Sandy Springs Mayor Eva Galambos said in a statement.

Wednesday, the city is releasing a draft request to seek input from potential development partners prior to the presentation of the final request to the council Sept. 17. To download a copy of the draft request, prospective responders are encouraged to visit the city’s website at sandyspringsga.gov/purchasing. The final request is scheduled to be released for response the day following its approval by the council.

Goals for the project include the creation of a unique, vibrant, walkable city center, which incorporates mixed-use development introducing new dining, high-end residential living, amenity retail and entertainment options. The project also will create an appropriate setting for a new civic/cultural center that will contain multiple uses such as city offices, a performing arts facility and community activity center. The city block will also encompass a greenspace network to accommodate a variety of activities.

A number of planned infrastructure projects are under way in the immediate area as part of the approved Phase 1 implementation plan. Among those activities: Mount Vernon Highway street improvement/Bluestone Road extension, Sandy Springs Circle streetscape project, a parking study, stormwater improvements and development of form-based code emphasizing walkable street qualities and mixed-use development.
