Study: Conference center, hotel could succeed in Paulding

A Chamber of Commerce-commissioned study has shown a conference center could prosper in Paulding County and benefit the community.

The Paulding County Chamber of Commerce, in partnership with the cities of Hiram and Dallas and Paulding County, ordered the feasibility study and marketing analysis from Linda Wilson of Key Advisors Inc., which does marketing and financial analyses for the hospitality industry.

Chamber President and CEO Carolyn Wright announced the study’s findings at last week’s Paulding County Industrial Building Authority meeting.

The study showed the conference center should be built along with a hotel, which could be connected or adjacent to the center. Cost for the project, not including land cost, should be about $17 million, according to a press release from the city of Hiram.

Wright said the next step is the chamber board will decide which business leaders should be on an exploratory task force with a representative from the Hiram, Dallas and county governments.

The task force should be chosen by October and will help locate and recommend an area to build the center, she said.

The study recommended the project be located “within proximity to the intersection of U.S. [Hwy.] 278 and Ga [Hwy.] 120.”

However it did not name a specific site in the area.

“It will be in the center of Paulding,” Wright said.

Also they will market to major “select-service” hotel chains, which include amenities like a restaurant, bar, business center, fitness area and pool, to see who would be willing to build in Paulding.

The city of Hiram press release states, “The recommendations based on [Wilson’s] findings were that Paulding County could be well served by a hotel with approximately 80 guest rooms affiliated with a national select-service brand.

“The conference center, as part of the select-service hotel, would have approximately 12,000 to 15,000 square feet of net rentable meeting space, 163 square feet of meeting space/guest room, a ballroom containing approximately 9,000 square feet to 10,000 square feet [of divisible space] and an additional 3,000 to 5,000 square feet breakout,” in reference to an additional seating area.

“The desirable acreage is estimated to be five to seven acres-plus with future expansion potential,” the press release stated.

Wright said the project should take between two to three years to complete.

“This won’t be built overnight,” she said.

The study did not recommend how to fund construction.

An analysis in the study showed some advantages the county has that warrant such a project, one being the demographics.

“Paulding County has a large population base and continues to experience strong population growth. The county’s household income levels are also very strong,” the study stated.

The study was funded through portions of hotel-motel tax from the cities which they dedicate to the chamber.
