Legacy at Walton Mill will include 105 units in a three-story building on seven acres on Wendy Bagwell Parkway adjacent to Poplar Pointe Professional Center near the Cobb County line. The developer, Marietta-based Walton Communities, recently filed a building permit with construction valued at $12.2 million.
The company chose the Hiram site for the complex, which is reserved for ages 55 and up, because it was adjacent to a major retail area which included a movie theater, department stores, restaurants and more, said Matthew Teague, development manager for Walton Communities.
“[Hiram] made out for a terrific area,” he said. “We love the idea of being in small towns in the Atlanta area.”
It will differ from a conventional apartment complex because it includes larger common spaces, he said. A full-time activity coordinator will be on duty, and it also will include such amenities as swings and grills which seniors tend to seek, he said.
“We cater all our amenities around seniors,” he said.
All apartments will be within one building. Elevators will be available for access to upper floors, and trash service will be provided, he said.
Such complexes typically have lower turnover rates than conventional apartment complexes, he said.
He said rental rates will depend on market prices after it opens. However, rates at its other, comparable senior-only complexes begin at $600 for a one-bedroom, he said.
However, none will be assisted-living because the company does not develop such complexes, he said.
Walton began building conventional apartment complexes in the early 1990s and added senior-only complexes to its portfolio in the early 2000s, Teague said.
The complex will be the seventh Legacy community the company operates in Georgia, Teague said.
