Avalon on track for fall opening

At a celebration last Wednesday, Mark Toro, managing partner of North American Properties Atlanta, announced that the retail component of the multi-use development Avalon is 97 percent leased.

Toro described the lessees as a “well-curated group of retailers and restaurants.”

Recently signed deals include J. Crew, Crate & Barrel, Calypso St. Barth, Bantu, LensCrafters, BCBG, Sunglass Hut, Road Runner Sports, Soft Surroundings, J. Jill, Goldberg's Deli, J. McLaughlin, Boston Proper, Lou & Grey and Columbia Sportswear.

The retail component of the $600 million mixed-use project is scheduled to open Oct. 30.

Toro said Avalon is the future of retail because it's a walkable community that “infuses hospitality into every aspect — this is the experience today’s retailers are attracted to, as it is what their customers are demanding.”

But, Toro continued, “Avalon is about much more than retail.”

There are 250 luxury rental homes being built above Avalon's retail, and North American Properties has a waiting list of more than 900 people for units that will be available in December.

Monte Hewett Homes has begun construction on 101 single-family homes designed by town urbanist Lew Oliver. 

The waiting list includes more than 2,600 prospective homebuyers. Prices for the first 14 homes will be released this summer and the homes will be ready for occupancy this fall.

Construction of the 108,000 square-foot loft office over retail is underway, and more than half of the space has been leased. Tenants include Wakefield Beasley and Associates, Integrated Care Management, Hug & Associates and Dental Town.

North American Properties has partnered with Hines to develop the project's second phase, which will include up to 750,000 square feet of additional office space — complete with gigabit fiber, meeting facilities and the Club Avalon Concierge.

Additionally, the real estate operating company is in discussion with the city of Alpharetta to advance a public-private partnership to develop a 325-room full-service hotel and conference center in Phase II of Avalon, targeted for completion spring 2016.

Alpharetta Mayor David Belle Isle, who also spoke at the celebration, said “the best thing about Avalon is what it says about Alpharetta — that there is something truly good and special here.”
