Mixed-use development in the works for former Doraville GM site

Last week, Doraville Mayor Donna Pittman announced that the former General Motors site, which is a 162-acre tract running along I-285, has found a new owner with plans for development.

The Roswell-based development group MacauleySchmit along with its partner, The Integral Group, has committed to developing the property with an anticipated closing timeframe of August, according to David Schmit, principal of the group.

In the meantime, the city will be working on the details of the agreement.

“From the creation of a tax allocation district to coordination with county and state entities, our long-range goal is to create a livable, mixed-use, transit-oriented development that will be beneficial to Doraville residents and businesses,” Pittman said.

Schmit echoed Pittman’s description of a mixed-use project and said though the development is in the initial contract phases, plans are in the works to “work on multiple themes that will create an identity for the property.”

“The site will take advantage of its multi-modal transportation opportunities that include MARTA, proximity to I-285 and easy access to PDK airport,” he said. “We are working on a core focus of generating jobs and we expect a cross-section of residential, retail, office and institutional uses supported by a town center, parks and greenspace. This property will have the opportunity to unite the residents of Doraville and provide a foundation for its growth.”

The GM assembly plant’s closure in 2008 due to the recession ended a 61-year relationship with Doraville, causing the city to lose 10 percent of its revenue base and 36 percent of its overall employment base, according to a news release.

Along with the development of the property, Pittman said the city was in the process of creating a Livable Communities Code as well.

“With assistance from the Atlanta Regional Commission, we are in the process of developing a ‘Smart Code’ that will serve as a model for form-based zoning in and around the GM property,” she said.

“The benefits to Doraville of this code recommendation include creating a variety of housing choices, fostering walkability and promoting economic development without compromising quality design.”

Pittman said details as to what will actually be planned for the site are still on the drawing board and will be announced in detail as the project moves forward.
